• 25% of tenants pay their rent late • 15% admit to antisocial behaviour • 15% keep pets in the property even though they are not supposed to • 10% of tenants have done a moonlight flit to avoid paying rent or money to cover the cost of damage repair • 10% have had the police around but haven’t told their landlord • 8% sub-let without permission • 8% say they have committed crimes in their rental home, mostly drugs related

What Can Landlords Do? Landlords need to perform thorough checks on tenants before they offer them a tenancy. They also need to carry out regular inspections to ensure everything is as it should be. And if you receive complaints from neighbours, investigate whether there is any substance to the allegations. You should also be aware of your legal duties. Many inexperienced landlords don’t wilfully fail in their duties, but they do make mistakes because they are not aware of things such as safety laws.
